 Development Review 

 

The Systems Planning Unit has responsibility for several areas of the development review process.  Questions regarding these areas should be directed to the staff person noted below. Other questions about the review process should be directed to the Planning and Development Services Unit.

What We Review

Utilities and Public Rights-of-Way

Systems Planning Unit staff review development petitions primarily for:

  • Proposed public utilities (water, sanitary sewer and storm sewer)
  • Sidewalks and street lights
  • Public right-of-way access and/or modification to public streets
  • Utility system capacities and impacts related to development proposals, including Footing Drain Disconnects

Solid Waste and Recycling

Systems Planning Unit staff reviews the following refuse and recycling issues as part of the development review process:

  • Collection systems
  • On-site storage containers
  • Container screening requirements

Natural Features and Environmental Impacts

Systems Planning Unit staff provides support to the Environmental and Developmental Coordination staff in the Building Services Unit in reviewing petitions involving the following natural features and environmental impacts:

  • Woodlands and landmark trees
  • Wetlands
  • Floodplains and watercourses
  • Steep slopes
  • Stormwater management
  • Soil erosion and sedimentation control
  • Landscaping and screening
