Development Review

What We​ Review

Systems Planning is responsible ​for several areas of the development review process. Questions regarding these areas should be directed to SystemsPlanning@a2gov.org​. More information about the development review process can be found on the Planning and Development Services Unit webpages.

Utilities and Public Rights-of-Way

Systems Planning Unit staff review private development petitions primarily for:

  • Proposed public utilities (water, sanitary sewer and storm sewer)
  • Sidewalks and street lights
  • Public right-of-way access and/or modification t​o public streets
  • Utility system capacities and impacts related to development proposals, including sanitary sewer mitigation and Footin​g Drain Disconne​cts​

Public utility, right-of-way standards and construction processes fall within the Engineering unit. ​

Natural Features and Environmental Impacts

Systems Planning Unit staff provides support to the Environmental and Developmental Coordination staff in the Building Services Unit in reviewing petitions involving the following natural features and environmental impacts:

  • Public street trees
  • Landmark trees
  • Landscaping and screening
  • Wetlands
  • Watercourses
  • Steep slopes
  • Invasive species
  • Floodplain management
  • Storm water management
  • Soil erosion and sedimentation control​
  • Grading and drainage
