The Ann Arbor Housing Commission has converted all of its
affordable housing properties to project-based vouchers under the HUD
Rental Assistance Demonstration (RAD) program.
Affordable Housing was formerly the Public Housing (PH) program. It is now the RAD Project Based Voucher (PBV) program. The PH and PBV programs are very similar from the tenant's perspective. Under both programs, the tenant pays 30 percent of the adjusted household income on rent, and HUD provides a rental subsidy to the AAHC for the difference between the tenant's rent and the cost of the apartment. The subsidy is attached to the apartment under both programs and the AAHC is the property manager.
Section 8 Housing Choice Voucher is another rental subsidy program under which a voucher is used to help qualified residents obtain housing from any private landlord that will accept Section 8 participants in Washtenaw and Monroe counties. Tenants pay that landlord the calculated rent, and the Housing Commission pays the landlord the difference between the rent and the actual cost of the apartment.
Project-Based Voucher is a rental subsidy program where the subsidy is attached to the apartment. Under this program the owner is a third party private landlord that is under contract with AAHC to subsidize a set number of units. The tenant pays 30 percent of the adjusted household Income on rent, and the AAHC provides a rental subsidy to the private owner for the difference between the tenant's rent and the cost of the apartment.

To get on the waiting list, you must complete and submit an application when the waiting list is open.
All up-to-date applications remain on an active waiting list until program eligibility is determined. Applications are for the waiting list only, not for immediate assistance. Applications are accepted online only through the Commission's web page.

Increases in Section 8 Scams
Recently, fliers have been circulating on social media advertising assistance with applying for Section 8 funding. The flyer and website ‘www.govassistance[dot]org’ are NOT legitimate. The scam aims to take advantage of Section 8 applicants to obtain their personal information to facilitate fraudulent activity.
There are multiple versions of the below advertisement on various websites including Facebook, Instagram, and Tik Tok, typically with slightly changed verbiage and dates.
Please contact the AAHC directly with questions about available applications. You should never be charged to join a waiting list.
Individuals who fall victim to this or similar scams can file a complaint at the
